BUYING PROCESS

THE MEETING
We sit down and talk about the buying experience. What are your goals for buying? What are you looking for? What is your time frame? What is the market like right now?

LOAN APPROVAL
You meet with a lender of your choice (I have people I work with as well if you would like a referral) and get approved for a loan that will work best for you.

THE SEARCH
Once I know your price range I will search for all the properties that match your criteria. I will take a daily look at these places in person and weed out the ones that don’t fit your criteria. We will go and see the rest together. This is when we both learn what you really want in a place and what the deal breakers are for you.

THE PROCESS
We will keep looking until we find the right place. I will send you daily listings and you can tell me which ones spark your interest. I will continue to preview and search.

THE OFFER
Yes! We have found a place you love. At this point we will sit down and make an offer. We will go over in depth all the contracts and what they mean and we will strategize how to put in the strongest offer when expecting to compete with multiple offers. I will advise you on earnest money, inspection times and other negotiables.

ACCEPTANCE
It is almost yours! Your offer has been accepted. We now have a binding contract.

INSPECTION
The inspection is a great opportunity to learn more about the place. A qualified and licensed inspector of your choice will tell you all about your new home. They are also there to act as a safety net, pointing up any problems that the naked eye did not see and giving us a chance to negotiate back and forth based on what they have found.

APPRAISAL
Your lender will send someone out to make sure the house is worth what you paid for it. There is rarely a problem here but should your house not appraise at the sales price you will not be forced to buy it.

SIGNING
The escrow company (the neutral third party that handles all the money in the transaction) will schedule you to sign all the documents a few days before closing. You must also have homeowners insurance before the closing date that is coming up.

CLOSING
Congratulations! On your closing date, I get the call from escrow that the deed has been recorded in your name, the home is yours and I can bring you the keys.
